Tunas Industrial Prima Estate

Location: Batam, Indonesia

Tunas Prima Industrial Estate (TPIE) is Tunas Group’s latest project developed on 100ha of land strategically located in Batam City, Indonesia. Through a strategic partnership with Batam’s State Electricity Company (PLN Batam), TPIE is set to achieve scope 2 carbon neutrality by supplying 100% clean energy from Renewable Energy Sources. This milestone underscores TPIE’s commitment to integrate manufacturing with sustainability and its dedication to support manufacturer’s decarbonization goals.

Powered By 100% Clean Energy

Supported by a strategic cooperation with State Owned Electricity Provider (PLN Bright), 100% of electricity supplied to TPIE will be dedicated with Renewable Energy Certificates (RECs). This is made up of:

  1. Physical power purchase agreement (PPA) from offsite floating solar farm deployed in Tembesi Lake in Batam and solar rooftop deployed within the factories in TPIE
  2. Virtual PPA from other renewable energy plants owned by PLN within Indonesia

Thereby, supporting tenants in reducing their Scope 2 carbon emissions.

Efficient Water Management

Tunas Prima Industrial Estate adopted an integrated water management system to maximize water reduction, reuse and recycling, ensuring a high-water security for the tenants. Firstly, to reduce wastage, all water fittings are equipped with the most efficient WELS 3-tick sanitary installation. Secondly, rainwater harvesting pond with volume of 86,337 m3 will retain and store more than 50% of rainwater and storm water runoff. The alternative water source from rainwater harvesting pond is able to supply 100% of non-potable water use within the estate such as irrigation. Lastly, wastewater within the estate will be recycled in the bio-chemical wastewater treatment plant, with daily recycling capacity of up to 10,000 m3, before being safely returned to the sea.

Solar Powered Street Lighting

The streets of TPIE will be luminated by LED streetlights, powered by 100% solar PV and battery. To minimize energy consumption during off peak hours, scheduling control is deployed to dim the luminaires up to 50% at early morning hours.

Green Transport Within Estate

TPIE provides supporting infrastructure that promotes the use of green transportation such as interconnected pedestrian and bicycle lanes, Electrical Vehicle charging stations, sheltered bicycle storage and provision of bus stops within 500m walking distance from the entrance of TPIE.

 

Green and Blue Public Spaces

The extensive landscaping in the estate deserves the attention. The central park which doubles as a rainwater harvesting area is a leisure place for public. Additionally, the plant species are carefully selected to be both drought tolerant (87%) and native to the local area (61%).

 

Self-Sufficiency and Accessibility

Public facilities such as food and beverages, retails, exercise facilities, residential areas, ATM, places of worship and others will be readily available to promote self-sufficiency and accessibility within the estate.

 

Reuse Of Cut and Fill Materials

100% of the material cut in TPIE during the excavation process will be reused for fill-in earthworks back in TPIE itself and transported for Garden Avenue fill-in earthworks, which is Tunas new residential development in Batam (Tunas Residential project). 

Responsible Waste Management

The waste within the industrial estate will be segregated into paper, plastic, organic waste and hazardous waste. TPIE will collect the waste from tenants daily and segregate them in the drop-off point within the estate. Recycling bins will also be provided in public spaces such as parks, guard houses and marketing offices. Additionally, wood cut down within the estate will be reused to make street furniture and other products for infrastructure and public amenities use.
