LOCATION: Bekasi, Indonesia
The LOGOS Metrolink Logistics Hub is a newly constructed large-scale modern logistics warehouse facility, strategically located on the eastern fringe of Jakarta, Indonesia. The hub itself is conveniently accessible to the airport, Tanjung Priok shipping port and the Jakarta CBD (Central Business District). Consisting of 4 warehouse blocks, the site area covers a total gross floor area of 214,607.28 m2 and caters to a variety of size requirements for logistic purposes.
New non-conventional construction solutions were introduced in this project. The decision to adopt the use of a post-tensioning slab is both a cost-efficient and fast method. Post-tensioning slab reduces the use of mechanical and electrical installation work, generating 30% cost-saving on the structural cost for the project. It also allows the slab to achieve a desirable transfer strength compared to typical reinforced concrete.
One of the highlights of the 3-storey naturally ventilated modern warehouse includes having a two-way wide access ramp at both the truck loading and unloading bay to container trucks. To further optimise supply chain management, the building adopted a cross-docking operational model on some stories, enabling incoming products to be directly transferred for outbound transport.
As the Green Mark Consultant, we leverage our environmental expertise in green building certification and introduced Environmentally Sustainable Design (ESD) features into this project.
Energy Efficiency
To optimise energy efficiency, the position of the building was constructed and orientated towards a west-facing façade direction to enable better thermal transmittance. 26% of the total façade area has a west-facing façade. The roofs were also designed to slow the rate of heat transfer to the building, thus achieving better thermal transmittance.
Water Efficiency
We then proposed suggestions to improve the water efficiency level for the building. Besides attaining a maximum 3 tick Rigel WELS rating for all water fitting, private meters are also installed to cater for different water usage and linked to the building management system to detect water leaks.
As part of our vision to create green buildings and maximise environmental protection, only green-certified products labelled by SGLS, SGBC and Green Listing were utilised in this project. Some examples of these sustainable products include roof insulation, metal cladding, west wall insulation and plasterboard ceiling. Besides using high-frequency Phillips LED lighting ballasts to ensure a comfortable indoor environmental quality, low VOC paints (Volatile Organic Compounds) were also adopted to reduce indoor air pollutants.
Despite the tight deadline of the project, our project team collectively managed to successfully obtain the BCA Green Mark Award (Gold). We were also awarded the Internationalisation Partnership Award, in recognition of the successful overseas collaboration for the proposed development of Metrolink. The project was also an opportunity for our team to demonstrate environmental design expertise and contribute to the regional construction industry.
