Highly Insulated Façade

The building features a low Envelope Thermal Transfer Value (ETTV) of 6.46 W/m², achieved through advanced insulation and façade design, reducing heat gain and enhancing energy efficiency.

Highly Efficient Cooling System

The aircon system is equipped with a multi-compressor chiller and an airside system designed to minimize ducting length, achieves an outstanding total system efficiency (TSE) of below 0.65 kW/RT.

Advanced Lighting Systems

Energy-efficient lighting operates at a total Lighting Power Density (LPD) of 2.84 W/m², with integrated motion sensors for every individual lamp, ensuring lights are activated only when needed.

Solar Energy Integration

The facility’s solar panels generate 3,200 MWh/year, effectively offsetting 100% of the building’s energy consumption and achieving true zero energy status.

Smart ACMV Systems

The demand-controlled ACMV system automatically adjusts airflow based on CO2 levels, ensuring optimal indoor air quality while conserving energy.

Water Efficiency and Reuse

Rainwater and AHU condensate are collected and reused for irrigation and toilet/urinal flushing, reducing potable water consumption by at least 53%.

Innovative Construction Materials

The driveway incorporates sustainable materials such as Circrete (marine clay concrete) and NEWBitumen (asphalt with recycled plastic), showcasing commitment to circular construction practices.

Structural Innovation

The installation of a skybridge connecting RedLion2 to an existing Schenker warehouse eliminates the need for a traditional warehouse ramp, resulting in a reduction of 730 tCO2eq in embodied carbon.

Certified Sustainable Products

An impressive 133% of the Gross Floor Area (GFA) is composed of construction products with Environmental Product Declarations (EPD).

Sustainable Construction Practices

  • Waste Management: Achieved a 75% diversion rate from landfills.
  • Water Management: Rainwater is collected through perimeter drains and treated for reuse in toilets and vehicle washing.
  • Carbon Emissions Reduction: A reduction of 179 tCO2eq was achieved by replacing diesel generators with Enertainer technology for tower crane power, temporary lighting, and the installation of solar panels on the site office.
